Insulated Patio Cover

This Nashville couple was looking for way to reclaim the use of their rear exterior patio from the sun, wind, and rain.  The best answer was to supply and install an aluminum patio cover.  An insulated cover was selected by the home owners to reduce heat during the   summer and to make it easier to add a wall system later.

The beauty of the insulated cover is that it does easily allow for the screen wall system with kick plates to be added post construction.  The insulated cover also allows for electrical wiring to be run in the pre-made channels for the installation of ceiling fans and lights.  These covers by themselves do an excellent job of reducing heat transfer to the patio area and provide excellent shelter from the wind and rain.

 

 

 

 

 

 

Preparation is essential for a good install of the roof system.  The existing rain gutters need to be removed prior to installation of the high-quality structural aluminum cover and reinstalled once they are custom fabricated to fit to the new patio cover.  These covers are designed to never rust, warp, crack, rot or become damaged by insects.

Katherine and Martin’s New Kitchen

Some kitchen remodeling projects provide a stark contrast between the before and after; this is just one of those examples.  Martin and Katherine had a desire to completely remodel their galley kitchen in their newly purchased house.  They recalled the fabulous kitchen provided by Quinta Contractors, LLC some 4 years prior in their previous home.IMG_1223 2

 The existing kitchen had been furnished with builder’s grade cabinets, formica counter tops, linoleum flooring, and striped wall paper all of which was well dated.  Having been a prior client of Quinta, they called out to Bryan (President of Quinta) for help.

 

 

IMG_1222After a day of design consultation and shopping for the new components, a new plan was developed.  The new design included natural Alder wood cabinets produced in about 4 weeks time from a local cabinet manufacturer.  The new 18″x18″ ceramic tile was in perfect harmony with the new granite counter tops (St. Cecelia granite) and darker toned cabinets.

Taller wall cabinets than original were used to avoid the lost area which catches dust above and to make the kitchen appear larger.  A large crown and staggered upper cabinet depths truly work to revitalize the space.  The new kitchen sink faucet has an oil rubbed bronze finish.  Stainless steel appliances topped off the design for a flawless completion.

An overhead florescent light was remove in favor of adding four new recessed can lights.  After the wall paper was removed and the drywall repaired, the walls were primed and painted.  The linear glass and stone backslash makes a beautiful contrast to the Alder cabinets.

Susan’s New Roof

Susan’s home had damaged shingles and a couple of leaks had developed, producing stains    on the ceilings of her home.  The two layers of three-tab asphalt shingles were removed and then new architectural shingles were installed after the decking was inspected and the felt paper had been installed.

Ice Dams

photoWell, no doubt you have had your fill of the snow and ice this winter.  The Memphis and Nashville areas have had several good doses of the wintery mix.  Forecasters say more snow and ice may be in store soon.

One commonly overlooked aspect of snowy weather is ice dams.  Ice dams occur on sloping roofs which get laden with snow.  The snow will begin the melting process but not come to completion before the temperature falls again and the water freezes in place on the roof.  This causes the ice to accumulate on the roof slope forming a dam.  The bigger problem occurs as new snow melt occurs and the ice prevents the normal shedding of water off the roof.

Shingles are great at shedding water under normal circumstances.  The nature of shingles being installed in a bottom to top of the slope in an overlapping fashion, allows for water to roll right down the slope; it’s like water off a duck’s back, literally.  Let one of these ice dams set up on your roof and then the water can be allowed to backup and flow under the shingle edge and potentially flow over the wood roof decking and create a place of intrusion into your home’s interior.

Quinta Contractors, LLC currently uses Ice and Water Shield in all roof valleys and around trouble areas such as a chimney.  Additionally, we install 15# felt underlayment over all roof decking before we install the first shingle of a replacement roof.  There are several other options for preventing the damage caused by ice dams, but typically our region of the country does not have issues with prolonged and heavy snow loads on roofs and most roofs in the Memphis and Nashville areas have a sufficient roof pitch (or roof slope) to avoid this excess build up of ice.

Moments in Masonry

So, who do you call when someone crashes through your brick mailbox late at night?  Well perhaps, the authorities for starters but after that Quinta Contractors.  Our masons have years of experience in everything brick from restoring mailboxes to bricking up new walls for a room addition.

Larry did just that and our crew was able to rebuild his mailbox quickly.  We were able to find brick which matched his existing home very well.  Yet again, in short order we had another satisfied customer.

Bill and Linda needed a brick skirting for their new pool deck.  They had ordered a pool from an online source (which we also installed for them) and need Quinta to excavate the back yard and build up for and pour a concrete slab.  Finally we provided a brick skirting, fence, and low voltage lighting.

Peter and Susan had an office in their home which just did not have enough natural light coming into the room.  What to do?  After much consideration, they determined the addition of a window was the best option.  Once they contacted Quinta, quickly realized they had made the best decision in choosing a contractor.  They have become a voice for spreading the word about the great customer service they received.

Kim’s New Roof

Kim was preparing to place her home in Franklin, TN on the market and knew it was just time for the roof to be replaced.  Her shingles had been installed some 25 years ago or so and showed real signs of aging and deterioration.  No doubt that a newly installed roof would inspire a perspective buyer for her home.

The new shingles were delivered and one of Quinta’s fine crews began the work of removing the existing single layer of shingles.  Once the roof decking had been inspected, it was determined that two sheets worth of plywood decking would be needed to bring the decking up to snuff.  Decking which has become rotten due to roof leaks must be replaced in order for the nails in the new shingles to hold the shingle in place.

The new architectural shingles are backed by a manufacture’s limited life time warranty!  This new roof will have a long life span to offer the new owner of this home.  Kim chose a color of the roofing which complements the mostly brick exterior of her house.

Paula’s Master Bathroom

Paula and husband Jeff had already used Quinta Contractors, LLC for projects such as vinyl replacement windows and replacing a storm door.  This time the request was a bit larger, gutting the master bathroom and starting the design with a clean slate.  Paula contacted Quinta and requested that Bryan design her new bathroom.

The ideas would need to be bold and striking in order to transform the outdated bathroom.  The existing bathroom housed what we in the business refer to as a “cave shower”, a small and dark 3 foot by 3 foot square shower with a fir down which created a lowered ceiling.

These showers often become laden with mold and mildew.  The cause of these unwanted guest are two fold: the shower pan (a thick rubberized liner) under the shower floor tile begins to leak and the second problem is the lack of natural light and air ventilation for the shower stall.  The lack of room to move freely in these types showers is also a constant source of frustration for their owners.  Once the shower pan has failed repair is not really an option; replacement is the only fix for a damaged shower pan.

Bryan’s design would require removing a non load bearing wall separating the double vanity area from the bath tub, shower, and commode section.   The floral wallpaper was a constant reminder of days gone by (most of our remodels do not include wallpaper as a part of the design).  The small glossy white floor tiles required an abundance of grout lines.  The bathroom actually was host to a stand alone shower and a bath tub/ shower combo.   Bryan and homeowner, Paula, were in agreement the bathroom lacked adequate storage and had some wasted space that needed to be reclaimed.

 

 

So bring on the creativity, please!

 Once the wall was removed from the foot print or flooring plan, the designer had a new and empty canvass for the design.  Eliminating the stand up shower was a must.  The tub/ shower combo wasn’t needed or useful any longer either.  Bryan created a concept board revealing the new foot print (including a 4 foot by 6 foot shower with frameless glass walls), the new vanity, granite counter tops and shower seat, sink and shower faucets, wall coverings, lighting fixtures, floor and shower floor tile, the addition of crown molding and custom cabinets.  Paula was elated to see the possibilities for her new bath.

After some minor changes to the over all design concept, the demolition began.  Out with the old and in with the new.  Paula’s budget and expectationswere ultimately satisfied with another custom renovation performed by the crews at Quinta Contractors, LLC.  She  was pleased to find herself in a new bathroom which met her needs and definitely provided her a bathroom to be proud of for years to come.

James and Cathy had several exterior projects in mind when they contacted Quinta Contractors, LLC.  First and foremost of was the roof.  The shingles showed major signs of age and de-lamination and needed to be replaced soon to avoid any future leaks.  The home had 20 year three tab shingles.  James elected to upgrade to 30 year architectural shingles (also called dimensional shingles).

 The next issue raising concern were the galvanized gutters.  Galvanized gutters are truly a thing of the past.  We removed their existing gutters and down spouts and replaced them with seamless aluminum gutters and down spouts.  The color white was selected to match the final element of this exterior home improvement project: namely, vinyl siding.

We made the necessary repairs to the fascia, freeze boards, and soffits.  Quinta installers then installed premium vinyl siding to the walls and soffits, followed by vinyl coated aluminum which was custom fabricated on site applied to the fascia and freeze boards.

The new asphalt shingles, vinyl siding, and gutters gave the home a new crisp appearance and increased the home’s overall curb appeal.  The project was done quickly and the site cleaned thoroughly before the last work truck pulled away.  Cathy and James couldn’t have been prouder of the improvements to their home’s exterior.

Nancy’s New Roof

Nancy had sustained damage to her roof in a recent storm which moved through her neighborhood in North Mississippi.  After seeing many of her neighbors receive new roofs, she contacted our staff here at Quinta Contractors, LLC to request a roof inspection.   Nancy and her husband had been long time clients of Quinta.  A couple of the completed projects included replacement of her master bathroom shower enclosure and new carpeting in her living room.IMG_0086

Upon initial inspection of the roof by a one of our trained roof inspectors, the recommendation was made that Nancy contact her insurance company.  An appointment was then scheduled for Quinta to meet with the insurance adjuster on site.  The approval was made that day for Nancy to receive a new roof paid for by the insurance company.  Nancy’s only expense was the deductible (required by her insurance policy) and a minor upgrade from 3-tab shingles to architectural shingles.

She couldn’t have been happier with the excellent customer service provided by Quinta.  The roof was installed promptly and professionally.  Yet again, Nancy’s expectations were met by the staff at Quinta Contractors, LLC.

Keith’s Master Bathroom Remodel

Keith had been in his Collierville home for nearly 4 years prior to determining it was time for an overhaul on the master bathroom.  The footprint of his 1987 constructed home remained the same with the exception of an enlarged shower.  The man-made marble bath tub was retained as it was in as new condition and its color was complementary to the newly selected color scheme.  A reduced step was added to the front of the tub in increase the flow of foot traffic in the room.

The original shower was more reminiscent of a darken cave as it lacked any natural light and the dimensions were very diminished.  A failed shower pan was revealed through the constant trace presence of mold that just could not be cleaned away.  These thick rubber pan liners often fail within 10-15 years of construction.

The shower valve (or faucet) and sink faucets were upgraded from polished chromed to brushed nickel finish.  A clear glass interior window with brushed nickel frame was added between the larger shower and bath tub.  Framing of this new opening allowed for a channel to be above this window for increased air flow to the shower.  A properly sealed shower can light was installed to increase the lighting.

An elegant glass door was feature as the entry from the master bedroom to this remodeled master bath room.  The white cabinets offered a strong contrast to the solid surface counter tops which coordinated with the tile flooring.  Over all this project worked to satisfy the needs and desires of the homeowner and Quinta Contractors, LLC gained another well pleased client.
